Full-time maintenance technician needed for HOA communties in the Melbourne area.
_*Position Description*_
This position continuously surveys the entire property, including dumpsters, to ensure it is clean and free from debris, trash, sticks and leaves.
Tech will monitor, investigate, and be alert to any and all changes to the assigned property, including parking issues, irrigation, pressure washing, trash pickup, leaks and lighting.
Tech will also assist the Property Manager with administrative tasks such as assigning hangtags, registering guest, updating owner’s record, and provide information to callers.
_*Daily Duties*_
* Ensure all dumpsters and property are clean and free from debris.
* Weekly pressure washing in dumpster areas, sidewalks, pool deck and pool chairs
* Daily trash pick up and removing of overflow trash to designated area
* Maintain all property maintenance records and documents pertaining to active, complete and future projects
* Performs office and administration duties, including updating owner records, produce daily, weekly, and monthly maintenance reports.
* Have the ability to work responsibly without minimal to no supervision.
* Respond to off-hour emergencies with the ability to determine emergency situations from normal issues which can be prioritized based on the individual case.
_*Qualifications*_
* 2 years proven property maintenance experience
* Proficient in Excel and Outlook
* Ability to learn to create maintenance reports via Excel
* Must be able to lift up to 50 lbs.
* Must be able to work in weather conditions prevalent at the time.
This may include, warm, hot or cold temperatures
* Must be able to work outdoors 80% of the time
* Ability to effectively communicate with vendors, community members, board members and management.
* Must be detail orientated with strong organizational skills
